Our numerous landlord clientele have been enjoying our high valued reputation whilst still only paying a reasonable fee for an extensive service which also includes partial management. This is certainly something our competitors are unable to offer.

With our commitment to securing quality tenants to like properties we pledge to introduce a tenant to your property within two weeks of receiving your instruction. We have no minimum contract period for engaging our services and all monies from the time of move-in are paid directly to you the property owner, instead of being, in many cases, mishandled by the agent.

1. Service includes:

  • Visit to your property
  • Appointed Property Manager
  • Advice on rental market
  • Advice on regulations
  • Rental appraisal
  • Advice on rental values in the area

2. Once a potential tenant is interested, we:

  • Arrange access by text
  • Accompany all viewings
  • Create a draft tenancy agreement
  • Send you a draft copy to check
  • Reference and credit check the tenants
  • Sign the tenancy agreement
  • Collect bond money
  • Complete standing order forms
  • Clear the bond cheques
  • Send you the paperwork

3. When the tenants have moved in we will:

  • Be a 24-hour point of contact
  • Take maintenance requests
  • Provide the tenants an inventory Check any inventory discrepancies
  • Sort out Council Tax bills
  • Contact you or your nominated contractors
  • Arrange access for maintenance engineers
  • Provide in-house CORGI engineer
  • Provide in-house electrical engineers
  • Provide in-house maintenance engineers
  • Purchase items and services on your behalf
  • Send you a monthly rent statement
  • Send your monthly expenses statement
  • Transfer balance of funds within 10 days
  • Transfer late rent collected within 10 days
  • Send your monthly management diary
  • Send details of viewings done
  • Send details of maintenance reported
  • Send details of notices issued
  • Advise tenants on any problems
  • Bring issues your attention
